- Declutter. Period. People need to see the home, not your stuff.

- Hammer Time. Complete unfinished projects. A room with wallpaper half torn down, or new trim molding that did not get painted will not help you sell your home.
- Get Out of the Closet. Clear out excess items and get everything organized. Show that your home has plenty of storage.
- Great Impression, Not Great Depression. The outside of your home is the first thing potentials buyers see - don't ignore it, it sets the tone for the whole experience.
- It's Hot in the Kitchen. The heart of the home can make or break the sale. If you have a budget for home improvements, spend it here.
- Bathrooms are Number Two (no pun intended!). After kitchens, bathrooms are next in line in helping to sell your home. Because they're smaller, it's easier on the budget to upgrade with high end materials. Give them a spa like feel.
- Work the Fireplace. Everyone loves a fireplace, even if realistically it seldom gets used. Make sure it works, and make it a stand out feature.
- Master the Master. Buyers need to see the master bedroom as their sanctuary, give it a luxe feel to lure them in.
- Get Real. Let go of the emotion and price your home to sell. Pricing too high alienates potential buyers and you languish on the market. A realtor who knows the area can help you set a realistic price.
